As a leader in Fort Lauderdale real estate, it is my job to stay on top of market trends and take note of changes happening in the area. Over the years there has been one stand out transformation that is undeniable: luxury in Fort Lauderdale is booming at a never-before seen pace. Gone are the days when this city conjured up images of rowdy spring breakers; on the contrary, Fort Lauderdale is ushering in a new era of upscale real estate that rivals Miami. This new era must also accommodate the new type of tourists, not young kids looking to party but more mature, powerful individuals with discriminating taste.

The city welcomed more than 13 million visitors in 2017, adding new flights from the Middle East, London and Cuba." The Conrad, which opened last year, can more accurately be described as apartments than the standard hotel rooms. Each unit boasts kitchens, private terraces or balconies, and bathrooms of Italian marble with soaker tubs and separate showers. The hotel even has the “Conrad Stay Inspired Program”, which helps guests engage in local activities.

Four Seasons Hotel and Private Residences Fort Lauderdale

This 22-story oceanfront property is truly a delight for both visitors and residents alike. It boasts 90 Private Residences and 130 guest rooms. Amenities include oceanfront terrace on the third floor with dual pool experiences and luxury cabanas, a world-class Four Seasons spa, fitness centre, even a program for children called “Kids for All Season”. A signature all-day restaurant with interior and alfresco seating also resides on the oceanfront terrace with a pool bar, lounge and an ocean-view outdoor café. Every year I make sure to post a blog on what is fast becoming one of the biggest music festivals on Fort Lauderdale Beach, The Tortuga Music Festival. With attendance of over 100,000 visitors in 2017, this three day musical adventure draws numbers in accordance with other huge name festivals, such as Bonnaroo Music and Arts Festival and Coachella Music Festival. Every year Tortuga offers three days of country, pop, and other diverse sounds. Performers have included Eric Church, Keith Urban, Spearhead, Snoop Dogg, Cheap Trick, Shaggy, and more.

Fort Lauderdale city commissioners have confirmed that next year’s festival will take place April 12-14, 2019. Headliners and ticket prices were not revealed, however that information is usually kept top secret until November.

Tortuga Music Festival is not only about great music, but has a deeper message about ocean conversation and the environment. A portion of proceeds benefit the Rock the Ocean Foundation, a cause benefiting 5 core conservation efforts. The efforts are shark conservation, turtle conservation, marine pollution, overfishing, and coral reef degradation. Ultimately Tortuga Music Festival has been able to donate over $300,000 to Conservation Village, which consists of 30 organizations including the Guy Harvey Foundation, Sea Turtle Oversight Protection (S.T.O.P.), University of Miami, Bimini Biological Field Station Foundation, and Surfrider Foundation that provide awareness on issues impacting the world’s oceans and teaches individuals how they can support scientific research, education, and ocean conservation initiatives.

The Berkley South Building Renovations Mean Increased Values

I have always taken great pride in being a leader in Fort Lauderdale real estate. Over the years I have watched it evolve into something truly spectacular, and marveled at the expansion of high-end real estate that seems to be cropping up around every corner.

One particular building where I have had the pleasure of handling numerous successful real estate deals, is The Berkley South Condominium. It is Ideally located on Fort Lauderdale Central Beach between the Atlantic Ocean and Intracoastal Waterway, offering 24-hour concierge, garage parking for ALL residents, heated pool and large deck area, tennis court, fitness center, and GORGEOUS lobby.

But it is what the future holds that has me especially excited about The Berkley South. It is currently in the midst of a major renovation project that will completely change its appearance. This makeover includes new hallways (already completed), new fitness center, new clubroom and gorgeous new pool deck with artificial green turf, vanishing edge infinity pool, BBQ pavilion, walking track around the building, new trellis's on east and west side of deck and more to compliment the already gorgeously designed lobby. This is not just a plus for the elevated level of luxury it provides for residents of the building, but it has great implications in the long term. Once these renovations are complete, Berkley South units will command higher prices and create greater demand than ever before!

As Fort Lauderdale continues its rapid expansion, which includes a variety of luxury housing, dining, and retail, it makes sense that this will attract a wave of more discerning buyers. Luxury seekers place high value on amenities, and amenities have become a main attraction when considering a condo. A recent Forbes article stated that creating the right amenities “will result in a compelling suite of buyer-appropriate spaces that can be the ultimate differentiator in closing a sale.” The value of Berkley South as a whole will greatly appreciate once the renovations, a majority of which are dedicated to improving the amenities, are complete.

The area around Berkley South (and most of Fort Lauderdale) has been experiencing a transformation of its own. The upscale real estate projects currently being completed and planned for the future are truly impressive. While once considered a party spot for spring breakers, Fort Lauderdale’s recent significant luxury development in both the residential and hospitality sphere, along with beautiful beachfront and high amount of office space downtown, has drawn thousands from Miami to Fort Lauderdale.

It’s a bird, it’s a plane…it’s the Annual Ford Lauderdale Air Show! Taking place on Fort Lauderdale Beach May 5th and 6th, this is truly an event not to be missed! Be dazzled by dozens of civilian and military performers performing unbelievable stunts in the sky. Headlined this year by the F/A-18F Super Hornet, this year’s show will blow you away.

According to the aircraft’s pilot, U.S. Navy Lt. Chris Walker, attendees can expect to see planes “flying up to speeds of about 620 knots, or 670 miles an hour, they'll see us fly upside down -- we'll do loops, we'll do all sorts of high-speed passes, and then we'll come in for a carrier break at one point and show you what it looks like right before we land on a boat.” Other performers include the New York Air National Guard C-17 Globemaster III Demo and the U.S. Coast Guard Search & Rescue Demo.
