The Fort Lauderdale Air & Sea Show is finally back, after a 5 year hiatus, and the air is filled with excitement! It is a wonderful event for aviation enthusiasts and families and there are excellent places to view this event. Since it has been missing from the Fort Lauderdale events calendar for 5 years, the public is ecstatic to have it back. This show is estimated to be one of the most profitable tourist weekends in South Florida and an estimated 1 million people are expected to view the show. Viewing Parties are being planned up and down the Fort Lauderdale Coastline and it also coincides with Fleet Week. General viewing is free and premium viewing is available inside the Bennet Auto Supply Drop Zone from Sunrise Blvd to NE 14th Court on A1A and on the adjacent beach for $29. There is also VIP viewing at Penthouse B Ocean or Pelican Perch VIP Rooftop Deck, with reserved parking at Birch State Park. You will enjoy US Airforce Thunderbirds wizzing by as well as military and civilian air performers from all over the world. Fort Lauderdale offers some of the finest yachting in the world.Due to the many canals and waterfront communities in Fort Lauderdale, and manyresidences featuring dockage with deepwater access just offshore, there are more yachts docked in Fort Lauderdalethan any city in the United States. It received its nick name Yachting Capitalof the World with the advent of the annual Boat Show, which takes place October25-29 this year. The boat show covers 6locations and over 3 million square feet of space and is one of the largest inthe world. Other boating events includevarious races, regattas, and specialty events, like the recent Red Bull Candolaon April 14, 2012, in which the New River waterway was filled with a race ofhuman powered boats sponsored by Red Bull. Last week, we reported the exciting news from Berkley South and this week I am pleased to share some of the other exciting developments from neighboring condominiums. Overall there are 19 available 2 bedroom listings in the area with an average price per square foot at $155. Last year at this time there were 30 2 bedroom listings available at a price per square foot of $147. This is promising since the numbers show an increase in price per square foot and a reduction in inventory. The reduction in inventory has not only allowed new sellers listing their properties to list for higher prices, but has also aided those homeowners looking to refinance their mortgage to get lower interest rates. Those looking to invest in condominium properties are no longer finding the extremely low priced properties, however the listings continue go under contract very quickly since investors see the value in the market with rental prices on the rise. Also, vacation properties comprised 11% of the market, according to the National Association of Realtors, and Fort Lauderdale Waterfront Condominiums are some of the most premier vacation homes in Florida. I expect to witness increased demand for these properties and continued decrease in inventory. Listings are not staying on the market for long in this climate.

What is available now, How long will it be on the market, what can I expect to pay in today’s market? These are all questions I am happy to answer on the phone or in person, especially since as this is written there are likely more condos going under contract, however I would like to give and overview of what has been selling and what is listed in the area, with an explanation of the circumstances surrounding these sales. The Berkley South Condominium, as reported in detail last week has been incredibly active with 2 new listings, 3 new pending sales, and 2 closed sales. Unit 12F just closed at $301,000, the highest price since 2008. I listed designer remodel 5F for $349,000, and 5I was listed for $197,500, however 5i is under contract and was only on the market for 4 days! Galt Ocean Terrace had 3 closed sales, two residences without updates selling for, $140,000, and currently has 4 active listings and 2 pending listings. The Everglades Club had its first closed sale in over 6 months; updated unit 405 closed at $230,000, and currently has 2 active listings and 1 pending sale. Embassy Tower has 3 active listings, 2 pending, and no closed sales in the last 3 months. The White Egret has only 2 active listings. Of the comparable properties sold this year in the surrounding condominiums, there was only 1 short sale and 1 foreclosure, wonderful news for both the stability of the buildings as well as for the owners and future owners, since their property values are positively impacted by a financially healthy building. Berkley South has a flurry of activity to report this week. There are three pending sales, 16F, 19H, and 5i, and 2 new listings, 5F & 5i. 16F was on the market only 4 days before going under contract, 5i was just listed April 1 and under contract in 4 days. There are only 5 available properties for sale in Berkley South. Berkley South has also witnessed a price increase in listed properties. In 2011, there were 11 closed sales, sold for the prices between $270,000-$170,000, whereas in 2012 thus far, there have been 5 closed sales between $301,000-$183,000. There are a number of factors experts have ascribed to the increases in prices in waterfront or near waterfront properties in Broward County, one of which is a reduction in inventory and an incredible increase in pending sales, up 53% from last year in February, according to the Miami Association of Realtors.

Berkley South is not only a fiscally responsible and reliable building in Broward County, but it has also undergone extensive renovations, increasing its value in today’s waterfront condominium market. Garage and parking lot renovations, new balconies, and brand new elevators and clubroom kitchen, in addition to an incredible new lobby, have increased the values of the properties within it.
