Having recently sold Corinthian 11E in four days, I would like to offer new sellers some advice on renovations that make a tangible difference in the time it takes to sell a home, and what buyers are looking for in today's waterfront condo market. Below are some of the things buyers are not looking for versus what buyers consider advantageous in condo selection. 1. Wallpaper: Wallpaper is generally considered outdated, where as a coat of fresh paint in a neutral color can make a room seem larger.

2. Ceiling popcorn: Ceiling popcorn attracts dust and can also make a space seem smaller or less clean, best to remove!

3. Lack of hurricane impact glass: While Florida has not had a major storm in several years, this update is highly desirable for safety and insurance reasons.

4. Too much furniture and clutter: Simple is best when it comes to furnishings and staging for sale, it is difficult for a buyer to see what the space is with lots of personal effects and furnishings.

The Updates that Made Corinthian 11E a Quick Sale
1. 20” Crema Marfil Marble flooring throughout: updated floors such as these are highly desirable to buyers as they are easier to clean and look fresh.

2. Smooth ceilings and crown molding throughout – even in the closets: Crown molding is an upscale upgrade that frames a room and smooth ceilings are desirable for the reason stated above.

3. Real wood plantation shutter window treatments: Plantation shutters are easier to clean and are not a tangled mess as blinds can be.

4. Updated closet doors: It is preferable to have closet doors, as opposed to doors that can fold in on each other.

5. Stainless steel appliances: Stainless steel is an industry standard in todays market. It gives a space a fresher look.

6. Properly staged attractive furnishings and no clutter: Modern clean furnishings with limited clutter allow a buyer to envision themselves in a space, making a decision much easier!

December 12 is the Annual Hard Rock Winterfest Boat Parade. This years theme is Fairy Tales Afloat and the parade of festive vessels will run 12 miles on the Intracoastal Waterway from Downtown Fort Lauderdale to Pompano Beach. Called the "Greatest Show on H2O", the parade consists of private boats, show boats, and corporate yachts decorated with thousands of lights, music, entertainment, decorations, celebrities, and more. Millions are expected to turn out for this event and the Grand Marshall this year is celebrity Nick Cannon. Some highlights this year include the Grand Marshal Showboat, The Floridian Princess, Galleria Mall Reindeer Barge, and Baptist Health Santa Showboat. Preceding the event there are other events as well! November 22 is the Family Fun Day, which is a free event with activities, food, and beverages. The Grand Marshal experience is a celebration including the dignitaries and celebrities who are in attendance at Seminole Hard Rock and Casino on Friday December 11. In the event you do not have a place on the water to view the parade, there is the Grandstand Viewing are for $25 per person inside Birch State Park, and a VIP Viewing Party at the Riverside Hotel.
