The Related Group in concert with Fortune International Goup and the Fairwinds Group have broken ground at the highly anticipated Auberge Beach Residences and Spa. This project is a 171 residence directly on the beach at 2220 North Atlantic Blvd. It is being built on the former Ireland's Inn and is designed by critically acclaimed group Nichols, Brosch, Wurst, Wolf & Associates with Moss Construction. It is estimated for completion in 2017. Residences are priced between $1.4 and $9 million. They range from 1,500 to 5,000 square feet and the buildings will stand 17 and 22 stories tall. It is slated to have multiple pools, gourmet dining, top of the line fitness facility, club room, and spa.

Auberge is already 85% sold out, which is further evidence of the demand for new construction and inventory in Fort Lauderdale. Currently, there are a number of projects on the market including boutique buildings such as Aquamar and Aquablu that are smaller in scale, and other larger beach projects. All take advantage of the incredible water views of Fort Lauderdale, whether on the Intracoastal or Atlantic Ocean. Waterfront condominiums have been in short supply the past year, and with this constricted inventory, there has been a veritable building boom across the city. According to Realtor.com, home sales are poised to reach the highest levels since 2006 in 2016. It is anticipated that new and existing home sales will reach 6 million. The new home market is expected to make the most gains, and we can see this very clearly in the Fort Lauderdale market with all of the new construction properties. While gains are moderate, they are steady, which indicates a healthy real estate market with more inventory from new development, and stable sales of existing homes.

Some new changes in the 2016 market are also expected as new buyers enter the market. Millenials are expected to begin buying considering they are making more money and mortgage rates are still relatively low, and they are projected to make up 30% of the buyer demographic in 2016. In addition, more people are retiring with such good economic conditions and retirees are selling homes and buying in different areas, especially Florida.Retirees are expected to make up the second highest demographic in 2016. I am witnessing a quickening pace of sales and my listings are going on the market and being snapped up in a matter of days. Having recently sold Corinthian 11E in four days, I would like to offer new sellers some advice on renovations that make a tangible difference in the time it takes to sell a home, and what buyers are looking for in today's waterfront condo market. Below are some of the things buyers are not looking for versus what buyers consider advantageous in condo selection. 1. Wallpaper: Wallpaper is generally considered outdated, where as a coat of fresh paint in a neutral color can make a room seem larger.

2. Ceiling popcorn: Ceiling popcorn attracts dust and can also make a space seem smaller or less clean, best to remove!

3. Lack of hurricane impact glass: While Florida has not had a major storm in several years, this update is highly desirable for safety and insurance reasons.

4. Too much furniture and clutter: Simple is best when it comes to furnishings and staging for sale, it is difficult for a buyer to see what the space is with lots of personal effects and furnishings.

The Updates that Made Corinthian 11E a Quick Sale
1. 20” Crema Marfil Marble flooring throughout: updated floors such as these are highly desirable to buyers as they are easier to clean and look fresh.
