The kitchen is one of the focal points of any home. Whether you are a chef or not, the kitchen is most commonly a place of congregation, even from primitive times of a campfire, where your guests and family come together. Kitchens in homes and condominiums can often be a selling point for a property for sale and there are a number of upgrades that are increasingly popular in kitchen remodels in Fort Lauderdale Real Estate. Below are some of my favorite of his designs and items that my buyers and sellers gravitate towards. 1. The Standout Backsplash: Fort Lauderdale condominiums are increasingly minimal in design, however the sleek kitchen can be a bit cold without a great backsplash. From interesting tile work to mosaics the backsplash can be personal and add depth and warmth to a predominately stainless steel kitchen. Also popular are backsplashes with different textures.

2. Stainless Standard: It is an industry standard in real estate and design for stainless steel to be the preference of choice in appliances for the kitchen. Additionally, clients prefer built-in models that are seamlessly integrated into the cabinet design, especially in condominiums where space is more limited.

3. Lighten Up: The lighting in a kitchen has come a very long way from a ceiling fan with a bulb underneath, today’s lighting trends light backsplashes as if lighting pieces of art and illuminate from beneath the cabinetry to add an appealing ambiance to the cooking and cleaning that occur under their beam. Another of the very popular and chic trends are having specialty hanging lighting over kitchen islands. These add a soft glow and are often works of art in themselves that are easily displayed in a kitchen and a conversation piece.

4. Quartz Appeal: Although Granite has been one of the most popular kitchen countertop options in recent years, it’s not the only surface that is trending now. Quartz (man-made engineered stone countertops) has become the most popular alternative to granite and provides a safer area for food preparation. Quartz countertops are man-made engineered stone formed by combining 90% ground quartz (a natural hard mineral) with 8-10% resins, polymers, and pigments. This forms a very hard granite-like surface. The appearance depends on how the quartz is ground: coarsely ground quartz produces a flecked appearance, while finely ground quartz produces a smooth look. Extremely hard and durable; glossy sheen; non-porous and stain-and-crack resistant; does not require sealing or resealing; wide range of colors; and easy to clean with mild soap, water, and a soft cloth.

Fort Lauderdale has some of the best waterfront properties in the nation given its yachting capital of the world reputation, and the neighborhood of Coral Ridge offers even more than waterfront properties with its’ housing the Coral Ridge Country club. Now is one of the best times to sell your Fort Lauderdale condo, the values are up and the inventory is very low, making buyers act quickly when condos come on the market. Fort Lauderdale is an extremely popular place to buy considering the incredible weather, boating, and access to all of the South Florida hot spots. If you are thinking of selling a condo there are a number of factors to consider. Below are the top three items to consider when listing your condo, if you are looking to sell your condominium but are unsure the value in today’s market, contact me directly!
1. Best Foot Forward: Features to Enhance. Condo buyers are looking for hassle free living, without the burdens of a single family home. Playing up the amenities such as fitness centers, bbq’s, business centers, and pools are a major selling point and should definitely be accentuated in selling.
2. Your Ideal Price, and Your Bottom Line: When setting a price for your condo you must consider the market and the reasonable asking price for your property. If you are serious about selling you must make your property competitive on the market. A competitive market price is determined by the other condos in the same line with the same amenities or at the very least very similar upsells. Conversely, if you are trying to sell your condo you should do a simple upgrade in terms of paint and removal of clutter.
3. Full Disclosure: If you have some items that are deficient in terms of the property value, disclose, disclose, disclose. Your discretion and honesty during the selling process is paramount to the close. Should there be something that a buyer would hesitate about, come clean about it, since it is generally public knowledge to begin with. Full Disclosure also applies to Assessments: It is also incredibly important that the seller is aware of any proposed assessments that may have been discussed or mentioned on the Board meeting agendas for the prior 12 months. Absentee owners who do not pay attention to important building mailings, must do their due diligence to find out from the office what is going on in the building; and properly disclose these discussed items to the listing agent and on the Condo Disclosure prior to listing the condo for sale.

One of the most common mistakes a realtor can make is not having a professional photographer take images of their listings. There are several reasons why professional photography is vital for the quick sale of a listing. Firstly, these images ultimately save time for sellers and buyers' agents from the get go, since they accurately represent a home. Some photography that agents will use is older photos of the home or shot from angles that make spaces appear larger than they are. In these instances buyers' agents will schedule a showing and effectively waste clients time, if the pictures were misleading. Second, professional photos will make your home look better and show it in the correct light, which will attract the correct buyer for the property.
I always advise my sellers to create a clean canvas as much as possible before the professional photographer shoots a property. Removing clutter, taking personal photos down, or art that is of a particular taste shows the property as someone else could envision it. Additionally, removing personal effects and miscellaneous clutter will make a space appear larger. The best time of day to photograph properties varies depending on what direction the home faces and the amount of natural light coming through the windows.
