It has been and continues to be an incredibly active time in the real estate marketplace in Fort Lauderdale, and most particularly, in Berkley South. For those unfamiliar with this building, it is one of the properties that I recommend on a regular basis, given its many amenities, beautifully renovated lobby, incredible location just steps from the beach, flexible rental policy, as well as being pet friendly. Whether you are an investor or simply looking for a sunny pied-a-terre, Berkley South is an excellent building. Currently, I have three listings on the market in Berkley South. Each are desirable in their own right, and will likely not be on the market long, given the desirability and affordability of these units.

My three current listings in Berkley South are 3F, 10H, and 10I, all completely renovated. In the last year, prices in certain sectors of the Fort Lauderdale market have routinely increased, and the prices in Berkley South are still relatively affordable. It was just released that the American Tennis Association is considering a site on Sistrunk Boulevard to build a $6 million dollar training center. The Sony Ericsson in Key Biscayne draws hundreds of thousands of tennis fans to Miami, and Fort Lauderdale could get similar benefits of national attention and proceeds from the attraction. The proposal includes a design by Venus Williams and would house a Black Tennis Hall of Fame. Williams is owner of V*Starr Interiors in Jupiter, which is also an area that many tennis players train in.

This would be an amazing facility to have in Fort Lauderdale as it will be open to the public and have 13 tennis courts, a 1,000 seat stadium, office, and exhibit space. It is not official yet, however it is an incredible prospect. The American Tennis Association projects that the facility would be complete in 2016, in time for its’ 100th anniversary. The site plan is scheduled to be unveiled with full plans and renderings on August 1st. The event will take place during the 96th annual amateur tennis tournament program that runs from August 1-3rd

Generally the summers in Fort Lauderdale are slower months in real estate, but this summer the market is hotter than it has been in years! Currently in Berkley South I have 4 pending sales, and I have just listed Residence 10H. Residence 11F is scheduled to close on August 7, 14k is scheduled to close on August 12, 5L is scheduled to close on August 13, and lastly, 11G is tentatively scheduled to close on September 4. Residence 5L was under contract in only 5 days and 11G was not even on the market one day before going under contract. This is absolutely an incredible time to list your Berkley South property, if you have even considered selling in the past. I am seeing correctly priced homes go under contract in record time, and do not anticipate this newly listed home to remain on the market long.

Happy Fourth of July Fort Lauderdale. July 4th is not only a day we
celebrate independence from England, but also a day when families convene
and watch fireworks and wear red, white, and blue. Florida, and Fort
Lauderdale in particular, is fortunate to be surrounded by water and filled
with lakes so the fireworks displays are spectacular. I hope you spend the
holiday with your loved ones and enjoy the festivities Fort Lauderdale has

Where to Celebrate the Fourth of July?
The City of Fort Lauderdale: Free festival on Fort Lauderdale Beach with
festivities beginning at 1 pm including live music, and beach games, ending
with the annual fireworks show at 9pm The fireworks are located off of A1A
and Las Olas Blvd.

Lauderdale-By-The-Sea: Celebrate with the Lauderdale by the Sea Independence
Day parade that begins at 10:00 a.m. behind the Lauderdale-By-The-Sea Town
Hall. Festivities will be starting after the parade at 11:00 a.m. to 9:00
p.m. and the evening concludes with fireworks at Anglin's Pier.

Pompano Beach: The City of Pompano Beach is hosting a Beach Bash and
Fireworks Extravaganza spanning from the Fishing Pier to the Great Lawn.
Fireworks are held promptly at 9 p.m.

Deerfield Beach: Main Beach Parking, Ocean Way & SE1st St. is the site of
all day concerts and food. Fireworks will be held at the International
Fishing Pier at 9pm. There will be a free shuttle service from the Cove
Shopping Center.

City of Coral Springs: 4th of July at Mullins Park This is a family friendly
event with bounce houses, games, and food. Parking is available at the
Coral Springs Gymnasium and at the main Mullins Park/Center for the Arts
parking lot. There will be a firework display at 9pm

City of Hollywood: Hollywood hosts a stunning fireworks display on the ocean
starting at 9pm. Have dinner on the main strip at Young Circle and go to the
fireworks after for a more romantic 4th.
