Tennis is not only a wonderful form of exercise, it is also an excellent activity for socializing and meeting new people in Fort Lauderdale. There are a number of private and public clubs that offer camps, clinics, lessons, and tournaments in Fort Lauderdale and I would like to take a moment to explore some of these clubs. The Tennis Club of Fort Lauderdale: This club is a private site with 23 courts, 20 of which are Har-Tru clay. Playing times are from 8am to 9pm, with lighted courts in the evening. Members enjoy locker rooms with showers, fully equipped weight rooms and cardio equipment, as well as non-tennis activities such as yoga, aerobics, billiards, heated pool, and table tennis. Sunrise Tennis Club: The Sunrise Tennis Club and Tennis Academy opened in 2001 and offers hydrocourt clay courts, cushioned hard courts, and one Leykold stadium court. All 15 courts have lights for night play. There is also a clubhouse with locker rooms and showers. This club is the host of the Mens BMW Championship, which is the qualifier to the Sony Ericsson. This is a club for the serious tennis player. They have leagues and comprehensive physical fitness programs to train the very dedicated player. (954) 578-3414

Coral Ridge Country Club: Coral Ridge Country Club is an exclusive private club which includes tennis as one of its premier facilities, offering 11 first class tennis courts, two of the courts are all-weather, 9 are clay, including 3 hydro courts. Their Tennis Program is the longest established tennis instructional program in Broward County, and includes lessons, clinics, tennis camps for all ages and skill levels. All of the tennis professionals are USPTA certified, experienced in working with all levels of players. Investors who purchased condos at the bottom of the market are beginning to resell as the market is improving. Optimism continued in June, as more real estate professionals report that the housing recovery is sustainable. The Greater Fort Lauderdale Realtors Association reported:

June pending sales for single family homes increased 6% from May and 5% from the previous year; pending sales for condos increased 7% over May figures, but are down 10% from 2011 due to the shrinking inventory.
The median sale price of single family homes is up 9% year over year; the median sale price of condominium sales has increased 18% from the same period in 2011. The median is the midpoint; half the homes sold for more, half for less.This number can be somewhat distorted downward by distressed properties selling at lower prices.
Currently, there is 4 months of available inventory (down from 7 in 2011), giving investors, both foreign and domestic, and sellers more leverage in their pricing. Now is an excellent time to sell.
Nationwide, the sale of previously owned homes declined slightly in June (5.4% from the previous month), but are still 4.5% higher than in June 2011, with a seasonally adjusted rate of 4.37 million. These numbers were released by the National Association of Realtors in Washington at 10am this morning. Median home prices are up 7.9%, which is evidence of the reduction in inventory, and is excellent news for sellers. Further, average rates for 30 year fixed mortgages fell again this week to record lows, reaching 3.53%, creating additional incentive for buyers to enter the recovering housing market. Rental prices are increasing, creating the optimal environment for buyers who are looking to invest, whether first time, or second home buyers. Chief economist for the National Association of Realtors said today that “Despite the frictions related to obtaining mortgages, buyer interest remains solid. But inventory continues to shrink and that is limiting buying opportunities. This, in turn, is pushing up home prices in many markets. Your home and the price you paid for it obviously affect your homeowners insurance, whether it has hardwood floors or marble, vinyl siding or Spanish tile, all of these factors play a role in your premium. An agent will ask countless details about your home and personal questions that will play a role in your final insurance rate. I would like to illuminate some of the more surprising factors that also play a role in your rate.
Pets: Just as rental units require an extra fee for pets, insurance agents may require proof of pet breed, especially in cases of pets that are considered aggressive or exotic. If you are moving to the area, make sure that you check city ordinances on pet policies.
Backyard Activities: While a swing set and trampoline may be a child’s dream, they may increase your insurance rate due to the possibility of injury to one of your children or their friends. Before purchasing a backyard swing set or trampoline, consult your agent and policy to see if some types are better rated than others.
Credit: Your credit rating impacts your homeowners insurance, in that you may be required to carry a higher premium. If you are a credit risk, insurance agents adjust the premium accordingly.
History and Age: While first time home buyers are getting many tax incentives currently, they are also at risk of having higher rates over those who have owned a home before. Conversely, if you are retired and are purchasing a second home or retirement pied-a-terre, you may be entitled to a reduced rate. Ask your agent if there are programs for your age and ownership bracket.
Where You Are Buying: The most obvious factor in home owners insurance, for Florida especially, is the location of the home and the weather conditions or threats that area holds. For the Florida coastline, we experience Hurricanes in the summer, however insurance companies do offer incentives for upgrades in the home that protect it from bad weather. Hurricane shutters and impact glass often get reductions, and with refinance rates at record lows, it would be an excellent time to make hurricane resistant precautions, which would save you money on homeowners insurance. Your agent will be able to provide you with a comprehensive list of improvements that can reduce your rate.
