In today's market in Fort Lauderdale, the inventory is still constricted and the buyer demand remains high, prompting many sellers to explore the option of FSBO, or For Sale By Owner. Homes are all technically For Sale By Owner since owners hold titles to homes and the sales offered by unrepresented sellers often suffer from lower selling prices and longer market times. A realtor's most basic functions with regard to sellers are to advise sellers on how to accurately price a property, assess buyers, market the property to their network, organize closing proceedings, and coordinate inspections and appropriate evaluations. As a laymen, without experience in selling homes and evaluation of values and market conditions, a seller is at a considerable disadvantage.

Using a realtor will cost you around 3% of the selling price, however in many cases you will get the best value for your home since buyer agents will have an advantage negotiating against an inexperienced seller. Setting prices favorably and negotiating with buyer agents is part of the realtor advantage and will result in a better selling price for your property and can, in cases, make you more money. Additionally, realtors have extensive networks of buyers and buyer agents within their brokerage and within their private databases in which to advertise your property. Last year was a very busy year in real estate and I was pleased to represent many sellers, some of whom had updated units and some in original condition. I found that buyers are willing to pay a little more – even above the comps - for a totally renovated unit, whereas they want a discount for one in need of renovations. Many sellers ask me what updates they should make before placing their home on the market. It is rare that a seller will recoup the cost of updating a home specifically to sell, since a buyer probably will not like what is done. However, simple updates are cost effective and really make a difference. Below are some of the best cost effective renovations that will generate a higher sale price. Resolve to make these changes and then call me to sell your home!

1. Remove wall paper and mirrors and smooth the walls

2. Remove ceiling popcorn and skim coat the ceilings

3. Paint the residence with a neutral updated paint color

4. Update electrical panel to current code

5. Replace kitchen and bathroom cabinet hardware

6. Replace outdated fixtures with more modern ones

7. Replace old carpet with a new inexpensive version.
