Luckily for Fort Lauderdale, Hurricane Irma does not seem to have affected approval from the city on major real estate developments planned for the downtown area. As evidenced over the past couple weeks, Fort Lauderdale is continuing its rapid expansion with 3 high profile real estate projects gaining support and approval. Here is a great way to put it in perspective: these 3 developments alone will add 5,002 cars to the nearby roads daily, as well as welcome thousands of residents in over 1,200 condos, apartments, or senior care centers. Riverwalk Residences of Las Olas:

Riverwalk Residences of Las Olas is a senior living tower that would allow Fort Lauderdale’s growing downtown to cater to an older population. While at first a somewhat controversial idea, senior speakers in the community convinced commissioners that such a project would ultimately be beneficial to all involved, particularly older individuals who want to live their golden years in luxury. The 43-level tower will replace an office building located at 333 N. New River Drive East. The developer plans 401 rooms which would be broken down as follows: 152 assisted-living rooms, 57 memory care rooms, and 192 independent living units. Due to safety concerns brought forth after Hurricane Irma, developers have promised that the tower will have two generators to power the elevators and air conditioning, as well as an evacuation plan for assisted living residents. Amenities include restaurants, hotel rooms, a rooftop bar, a full-service spa, fitness center, virtual sport rooms, a theater, and an outdoor pool.
Las Olas Walk:

The owner of the Riverside Hotel won approval to build Las Olas Walk, 445 residential units in two eight-story buildings located on 200 S. Federal Highway and 116 S. Federal Highway. A 616 space parking garage would be available to residents. Details about this project have been kept fairly under wraps.
488 Residences at Riverwalk:

Described as a “beautiful building” by Ella Parker, a member of the Fort Lauderdale Design Review Committee, this 38-story tower will be located at 488 SW First Avenue. The tower will house 362 residential units, a 363 car garage, and 6,000 square feet of restaurant and retail space. Amenities such as pool, club room, game room, fitness center, conference center will be located on the 10th floor.
