The Berkley South residents were polled as to what they felt required updates and their responses precipitated an update package delivered last week, and will be voted on Thursday, October 29, 2015. Material alterations include redesign and update of hallways and redesign and repaving the second floor deck and splitting the clubroom into one recreation room and a larger gym. Smaller items that are addressed in the assessment include renovation of mailroom and post boxes and a number of energy saving and leak preventing measures throughout the building. Leak prevention has been a consistent theme and the proposed improvements will provide a sustainable solution. The total package will use some reserve funding and will require a line of credit payable over 6 years.
Residents will be offered a vote on the following, whether to approve the material alteration of the deck, redesign of clubroom, and energy saving program measures, and whether to approve an assessment payable over six years; failure of the special assessment would require a reserve replacement, almost as large, for mandatory maintenance items and payable within one year. Although many of these improvements are mandatory, some of the most exciting measures are the proposed improvements that will add value to your residence and longevity to Berkley South as a desirable condominium in Fort Lauderdale. So what are the exact improvements? Below are the material alterations broken down. If you are looking to rent or buy at The Berkley South, contact me today!
Utility Improvement: The Utility improvements are largely lighting and will allow for longer hours of enjoyment of amenities in addition to grilling appliances that are also for community enjoyment. Tennis court lights, walking track lights, lounge bar lights, pavilion lights, trellis lights, swimming pool lights, grill area lights, and grills with appliances are proposed within this improvement designation.
Paving and Finishes: The paving and finishing are costly, however they are mandatory considering various leakage in the past, and the normal wear and tear of waterfront properties. Walking Track pavers are within the new plan and are for the residents to be able to walk around the perimeter of the property. Pool deck, clubroom terrace, and patio terraces will all be repaved, and most excitingly, the pool will be retiled, coped, and finished with Diamond Brite Finish.
New Site Structures: The new site structures are the most comprehensive updates, however they are judicious and cost effective, while modernly implemented. A pool deck extension will be implemented with Pavilion, grill area, trellis, lobby lounge counter, outdoor lobby planter, showers, wheel chair accessible ramp, round tree planters, railings and steps, and pool vanishing edge gutter that would create infinity effect.

Fort Lauderdale is witnessing a building boom, as I have reported in the past year, and one of the trends in waterfront properties are boutique luxury buildings that offer top of the line amenities and boating dockage. Aqualuna is a member of Oceanland Investments new projects. Ocean Land Investments also has Aquamar and Aquablu. Aqualuna is a 16 residence boutique low rise condominium located on the Isle of Venice. In the heart of Fort Lauderdale, and directly on the intracoastal, it has incredible views and access to deep water. Whether you are commuting or are looking for a second home to moor a boat, this is one of the most desirable areas of Fort Lauderdale.

Aqualuna residence features lack very little in terms of comfort and design. Kitchens are appointed with Italian kitchen cabinetry, quartz countertops, Sub Zero and Wolf appliances, gas cooktops, and Franke fixtures. Baths have delta faucets and Toto plumbing with frameless glass enclosed showers with designer tubs and vanities. Closets are walk in and the homes have large open floorplans with high ceilings and are available decorator ready. The property has 15 boat slips, is pet friendly, and occupies 260 linear feet of waterfront. There is 24 hour surveilance, high speed elevators, state of the art fitness facility, 65 feet salt water pool with cabanas, and bbq area. These projects have sold out in record time, and I expect will similarly sell soon. For more information on Aqualuna and other Ocean Land Investment preconstruction properties, please contact me today!

You may have noticed cranes all over the beaches and city of Fort Lauderdale as the city skyline is in the process of quite a lot of changes. There are over 37 new developments in Fort Lauderdale at the moment, in varying stages of completion. I reported over the past two years of the severely constricted inventory in the condominium market, and in response to the sustained domestic and international demand, developers have rushed to build some truly incredible preconstruction properties.

While many of the builders are familiar brands, such as Four Seasons, building on Fort Lauderdale Beach Blvd, there are other builders who are building more intimate properties, such as Oceanland Builders who are building Aquavita, Aqualuna, Aquamar, and Aquablu, a series of boutique luxury waterfront buildings. The beachfront resort style preconstruction properties are typified by innovative architecture from some of the most prominent designers in the country and amenities that are beyond most common comprehension and include world class dining, cigar lounges, personalized butler services, wine tastings, and world class private spas. Auberge is one such building with these amenities and it will also host one of the Food and Wine events as an opening party. Other preconstructions, such as Marina Lofts, which are located in the heart of Fort Lauderdale have a completely LEED certified construction and offer more moderate prices for first time home buyers.

Whether you are looking for an intimate luxury boutique building, a home that feels like a five star hotel, or would like to live and reduce your carbon foot print, Fort Lauderdale Preconstruction properties offer something for everyone, please contact me today for more information on these premier properties and their pricing structure!

The South Beach Food and Wine Festival is launching in Fort Lauderdale as Taste Fort Lauderdale Series in 2016 from February 24 to February 28. This is one of the nations leading culinary events and a welcome event in Fort Lauderdale. They had one event last year in order to test the market and found it a perfect venue. The kickoff event will be called Seaside Eats and will be the first event of the South Beach Food and Wine Festival. It will be hosted by celebrity Chef Robert Irvine and will be held at the historic Bonnet House, which is close to The Corinthian, one of my top producing condominiums. The event will feature signature dishes from Fort Lauderdale’s most prized chefs from Steak 954, Louie Bossi’s Restaurant, S3 Restaurant, Wild Sea Oyster Bar and Grille, Himmarshee Public House, and more.

Another drive of the events in Fort Lauderdale will be to showcase some of Fort Lauderdale’s top resorts including new developments. Napa chefs Roberty Curry and Paul Lemieux will serve a dinner at Auberge Residences and Spa, which will open formally in 2017. The Ritz Carlton will also host a Bloody Mary Brunch with the cast of the popular cooking show “Chopped.” Tickets are not yet on sale, but buy them fast, these events frequently sell out! If you would like more information on The Corinthian and new developments such as Auberge, please contact me today!
