Each year The Food Network and Cooking Channel personalities descend onto South Beach presented by Food and Wine and it is a national destination event that we in Fort Lauderdale are fortunate enough to be on the doorsteps of. World renowned producers of wine and spirits, culinary masters, and chef personalities host a series of events and lectures from everything from Paella with chef Jose Andres to Brunch with Martha Stewart. It is hosted by Southern Wine and Spirits and benefits Florida International University Chaplin School of Hospitality and Tourism. The festival has raised over 20 million to date.

The event started in 2006 and is in its' 13th year and lasts from February 19-22. It now has its' own annual cookbook dedicated to the chefs and new recipes showcased at the events. Additionally, there are events for the whole family including fitness and health workshops to private dining affairs with the biggest names in the culinary world. 2015 is looking like a record breaking year in Fort Lauderdale and I am pleased to offer four listings in The Berkley South Fort Lauderdale condominium. Representation of each listing is different, however there are some important selling points that are common and are indicative of how quickly a home will sell and the buyer responses to a property. Berkley South 9B – This residence is the best value in Berkley South for a north facing medium high floor two bed and two bath home listed at $224,990. It has ocean and intracoastal views from the edge of living room and balcony. The guest bath is updated and there is hurricane glass on all openings. Lower utility bills on the north side of the building.

Berkley South 6i – Residence 6i is the best value in the building; most desirable sunny south facing two bed and two bath listed at $244,900. This is the most immaculately maintained unit in pristine condition with nice ocean and Intracoastal views.

Berkley South 14L – Residence 14l has the largest floorplan in the building and boasts large large bedrooms in a sunny southwest corner, perfect for sunrise and sunset with long views of the ocean, Intracoastal waterway, and skyline. This 2 bedroom two bath residence is listed at $359,900.

Berkley South PH-F – This rarely available completely updated NE corner two bedroom two bath penthouse in the sky has the most spectacular direct ocean views, east south and north all the way up the Galt Ocean Mile to the lighthouse in Deerfield. 2014 was an exceptionally busy year in Fort Lauderdale real estate with the demand often outpacing the supply of both condos and homes. My sellers witnessed their homes going under contract often under 30 days with proper pricing. Below are some of the insights for the past month and the current state of the market in my lead buildings; the Corinthian, Shore Club, Sunrise East, Park Tower and The Venetian.

Corinthian: The Corinthian had one closed sale in December, selling in original condition for $440,000 ($311/sf), and under contract in 9 days. I have another pending sale, Corinthian 3F listed for $559,000 under contract in 5 days, scheduled to close January 16. There are currently 4 units for sale in the Corinthian, all with recent price reductions. .I encourage you to act quickly if looking to buy in the Corinthian. Values rose 21% in 2013 but show a 1% decrease this past year.

Shore Club: The Shore club had one closed sale in December for $480,000 ($320/sf) and there are currently six units for sale in the building. Shore Club values increased a whopping 46% in 2013, declining 6% this past year.

Park Tower: Park Tower had one closed sale in December, selling for $795,000 ($468/sf) and there are currently 3 active listings. Park Tower has shown significant increases in value for the last 2 years; 21% in 2013, and 20% in 2014.

The Venetian: There was one closed sale in the Venetian in December, selling for $500,000 ($417/sf); there are 2 new pending sales and only 1 active listing. Values in the Venetian increased 8% in 2013 and 23% in 2014.

Sunrise East: Sunrise East has no closed 2BR sales since May 2014. There is 1 pending short sale, and 4 active listings in the building. There was a significant increase in value of 34% in 2013, leveling off to 8% in 2014.

My listing Corinthian 16B was on the market only 9 days before it was under contract. The listing was an original unit and priced appropriately, which is why it attracted the correct buyer quickly. Pricing your property, staging your property, and getting professional pictures are all integral parts of a quick home sale. Often, these concepts are misunderstood, because they are explained in piece meal, rather than as each parts of an equation for a quick sale. I would like to take a few minutes to explain how each of these concepts are used in concert to make for a quick sale.

Pricing your property: If your property is an original unit, even if you dress it up with a clean coat of paint, in tinsel, and spray the area with the smell of sugarplums, it still is in original condition and is assessed as such in the market within the building. Even if your neighbor sold for more, make sure you understand the upgrades that may have gone into the condo that made it more valuable or the line of the unit. Your realtor will provide you with comparable listings in your building and in the area, trust them. No good realtor will place on the market a listing that is dramatically overpriced, since it will cost them hours and marketing dollars to properly present your home.

Staging your property: Staging can be complex with a hired company or can be as simple as removing all personal effects and making simple changes to show your home in the proper light. Staging will not increase the bottom line value of your home, the pricing of your property is based on value in the market and demand. However, staging your property appropriately makes it the most attractive option with your competition on the market.

Professional Pictures: Your realtor will price your home appropriately and hire a professional photographer if they feel the home will sell. All homes deserve professional photography. Honest representations of property, proper pricing, and professional staging present your home in the best light and will get you the highest price the market dictates.
